Why Westlake
Our office is on Westlake Drive. We walk the same streets as the people we sell for, and when a home in Westlake is about to come to market, the buyers who want it are already in our database.
More about Westlake
Westlake is a suburb people stay in. Riverside streets, the lake at its centre, big blocks and homes that were built to be lived in for decades. Homes come up rarely, so pricing them well matters more here than almost anywhere else in the Centenary suburbs.
Westlake in numbers
The Westlake market, in five figures
Houses. CoreLogic data via Your Investment Property: median price, sales and days on market for the 12 months to 30 June 2026; median rent at 31 August 2026. Gross yield is annual rent divided by median price, before costs.
What buyers pay for
What makes Westlake worth more
Water
River frontage and river outlook carry a clear premium, and lake-facing streets carry a second tier. Buyers know the difference between "river precinct" and "river view", and so should the price.
Land and quiet
Westlake's larger blocks attract upgraders from Jindalee and Middle Park who want space without leaving 4074. A flat, usable backyard is worth more than an extra bedroom to most of them.
Renovation done properly
Many Westlake homes are 1980s builds. Buyers pay for finished renovations and discount unfinished ones heavily. If yours is halfway, talk to us before you spend another dollar.

Questions people ask
Westlake, answered
What is my Westlake home worth?
It depends on your street, your block and your finish. TeeKay will give you a written appraisal with comparable Westlake sales, free, usually within 48 hours of seeing the home.
How long does it take to sell a house in Westlake?
Houses in Westlake averaged 24 days on market over the 12 months to 30 June 2026 (CoreLogic). A well-priced home launched to buyers already waiting in our database often moves faster than the suburb average.
What does a house in Westlake rent for?
The median house rent in Westlake is $875 a week (CoreLogic, August 2026), a gross yield of about 2.9% on the median price. Laura Hilton can give you a written rental appraisal for a specific property.
Is auction or private treaty better in Westlake?
Auction suits homes with a feature that creates competition, such as river frontage. Most Westlake homes sell well by private treaty with a clear price. We'll recommend one and explain why.
Which school catchments cover Westlake?
No schools inside the suburb. Primary catchments: Middle Park State School and Jamboree Heights State School (about half each by land area). Centenary State High School, Jindalee: secondary catchment for nearly all of the suburb. Catchments change, so always check a specific address on the Queensland Government EdMap.
