Laura Hilton

Laura looks after TEAM's investors across Brisbane's south-west. Whether you own rental property already or you are weighing up the next one, she puts every number in one place: what it will rent for, what the suburb yields, what it costs to hold, and who will look after it.

One conversation, and you know what the property will earn before you commit.

She can turn a quick coffee into a two-hour conversation, and she will happily spend it on your numbers. She builds relationships for the long term and keeps an eye out for the next opportunity, even when she is meant to be switching off.

What Laura does for investors

Six things, one conversation

01

Rental appraisal

A written estimate for any south-west property, with comparable leases, within 24 hours. Before you buy, not after.

02

Suburb numbers

Rents and gross yields side by side, so Darra and Westlake are compared on the same basis.

03

Portfolio review

Where each of your rents sits against the market today, and when every lease is due.

04

Finance

Pre-approval through Woodrow Finance, TEAM's broker, before you make an offer.

05

Management

TEAM's property management, with the fees in writing before you sign. One point of contact.

06

Early word

Homes coming to market through TEAM's sales agents, including off-market opportunities.

Brisbane's west in numbers

What each suburb yields

Gross house yields and rents across the 22 suburbs TEAM has guides for. The spread is narrow; the difference is in the property, the price you pay and how well it is leased.

3.24%Highest gross yield · Kenmore Hills

Houses. CoreLogic data via Your Investment Property: median price for the 12 months to 30 June 2026, median rent at 31 August 2026. Gross yield is annual rent divided by median price, before costs. TEAM's lease count is from realestate.com.au. Laura will run the numbers on a specific property; these are suburb medians.

Landlord questions

Answered

What does TEAM charge to manage a property?

A management fee and a letting fee, both quoted in writing before you sign anything. No hidden charges. Ask Laura for the schedule for your property.

How do you decide what my property should rent for?

From comparable leases: similar homes in the same suburb, recently leased, adjusted for condition and features. You get the evidence in writing, not just a number.

How often is the property inspected?

Routine inspections run on a schedule, with photos in your owner portal. Queensland law allows a routine inspection no more than once every three months, with at least seven days' written notice to the tenant.

How often can the rent go up?

In Queensland, rent can be increased no more than once every 12 months, with at least two months' written notice. Laura reviews your rent against the market every year and shows you the comparables.

Who approves repairs?

You do, above a limit you set. Routine maintenance is quoted and handled the same week. Emergency repairs are dealt with straight away and you are told what happened.

What happens if the rent is late?

We follow up from the first day it is late and take each step the Queensland tenancy rules allow, keeping you informed. Landlord insurance is worth having; Laura can explain what to look for.

Can I switch from my current agent mid-lease?

Yes. The lease stays in place. You sign one form, we collect the file, the bond records and the keys, and your tenant hears from us the same day.

Do you help with buying an investment?

Yes. Laura will tell you what a property should rent for before you buy, Woodrow Finance can pre-approve you, and TEAM's sales agents give early word on homes coming to market.

General information about Queensland rentals, not legal or financial advice. The Residential Tenancies Authority (rta.qld.gov.au) publishes the current rules.
